It never values a property

Not the one being viewed and not the caller's own. A figure said on the phone becomes the figure the seller expects and the number the agent has to argue down. The agent books the valuation appointment instead.

It doesn't disclose offers or the seller's position

What has been offered, why the seller is selling, how motivated they are, and what they would accept are the agent's information and nobody else's. The agent does not speculate, and does not repeat something it was told in another call.

It won't confirm a showing the seller hasn't agreed to

For an occupied property, an access-dependent showing is offered as provisional and confirmed once the seller has said yes. A showing arranged over somebody's head is how an brokerage loses an instruction.

What real estate agents say before they say yes

In the words they are usually put in. Where the objection is right, it says so.

“Real estate is a relationship business.”

It is, and the relationship starts with somebody being answered. Nobody has ever built a relationship with a voicemail box, and the sign caller who reaches one has already dialled the next number before deciding anything about you.
